3. Property Information You Submit

When you submit information about a property, you represent that:

• The information is accurate to the best of your knowledge;

• You are the property owner or are authorized to provide the information;

• You have the authority to communicate with us concerning the property; and

• Your submission does not violate another person’s rights or any applicable law.

You authorize Ridge & Arrow to research the property using public records and other lawful sources. This research may include ownership, taxes, liens, zoning, access, utilities, acreage, title history, comparable sales, marketability, environmental conditions, and other relevant information.

We may contact title companies, closing agents, attorneys, surveyors, inspectors, contractors, brokers, funding sources, and other real estate professionals when reasonably necessary to evaluate or complete a potential transaction.

4. Requests for Property Evaluations or Offers

Submitting a property form is only a request for Ridge & Arrow to review the property.

Submission of a form:

• Does not constitute an offer from Ridge & Arrow;

• Does not require Ridge & Arrow to make an offer;

• Does not require you to accept or respond to an offer;

• Does not create a purchase agreement, agency relationship, partnership, or other binding real estate transaction; and

• Does not guarantee that the property qualifies for purchase.

Any preliminary value, price range, or potential offer communicated before completing our review may be revised or withdrawn based on title research, due diligence, property condition, market conditions, ownership issues, or other relevant information.

5. Binding Real Estate Agreements

A real estate transaction becomes binding only when the applicable parties sign a separate written purchase agreement or other legally enforceable contract.

Any purchase agreement, assignment agreement, seller-financing agreement, deed, closing statement, or other transaction document will be governed by its own terms. If those documents conflict with these website Terms, the signed transaction documents will control with respect to that transaction.

Ridge & Arrow may purchase property directly, work with funding or business partners, assign contractual rights where legally permitted, or use another lawful transaction structure. Any applicable structure will be addressed in the relevant transaction documents.

6. No Professional Advice or Appraisal

Website content, property discussions, preliminary evaluations, and potential offers are provided for general business purposes. They are not:

• A licensed real estate appraisal;

• A broker’s price opinion;

• Legal advice;

• Tax or accounting advice;

• Investment advice;

• Financial advice; or

• A professional survey, inspection, title opinion, or environmental assessment.

You are responsible for deciding whether a transaction is appropriate for you. You may consult an attorney, accountant, licensed real estate professional, appraiser, surveyor, or other independent adviser before signing any agreement.

7. Property Listings and Information

We attempt to provide accurate information about properties offered through our website, but property information may come from public records, sellers, brokers, contractors, mapping services, or other third parties.

Unless expressly guaranteed in a signed written agreement, we do not warrant the accuracy or completeness of information concerning:

• Acreage or boundary lines;

• Legal or physical access;

• Road conditions;

• Zoning or permitted uses;

• Utilities or utility availability;

• Buildability;

• Soil, drainage, wetlands, flood zones, or environmental conditions;

• Taxes, assessments, or association fees;

• Property availability and pricing.

Maps, aerial images, parcel outlines, and boundary markings are approximate and should not be treated as surveys.

Prospective purchasers are responsible for performing their own due diligence before purchasing property.

8. Automated Marketing Text Messages

Optional Consent

Ridge & Arrow may offer you the opportunity to receive automated marketing or promotional text messages.

You will receive these messages only if you provide separate affirmative consent, such as selecting an unchecked text-message consent box on one of our forms. Merely visiting the website, accepting these Terms, submitting a property inquiry, or providing a telephone number does not by itself enroll you in automated marketing text messages.

By separately opting in, you provide your prior express written consent for Ridge & Arrow Land Co. and its service providers acting on its behalf to send marketing or promotional calls and text messages to the telephone number you provide, including messages sent using an automatic telephone dialing system, automated technology, prerecorded voice, or artificial voice where permitted by law.

Consent is not a condition of requesting an offer, selling property, purchasing property, or obtaining any service from Ridge & Arrow.

Message Frequency and Charges

Message frequency varies. Message and data rates may apply according to your wireless service plan.

Mobile carriers are not responsible for delayed or undelivered messages. Delivery is subject to the availability and operation of wireless networks and is not guaranteed.

Opting Out

You may withdraw your consent and stop automated marketing text messages at any time by replying:

STOP, END, CANCEL, UNSUBSCRIBE, or QUIT

After opting out, you may receive one final message confirming your request. We will honor revocation requests made through any reasonable method as required by applicable law.

These inquiry-related communications may include:

• Confirmation that we received your request;

• Questions about the property;

• Requests for documentation;

• Information about our evaluation;

• A potential offer;

• Due-diligence or title updates;

• Closing information; and

• Responses to questions you ask.

These communications are separate from an automated marketing-text subscription.

10. Marketing Emails

If you subscribe to marketing emails, you may unsubscribe at any time through the unsubscribe link included in the message or by emailing Kevin@ridgeandarrow.com.

We may continue sending nonmarketing emails concerning an active inquiry, requested service, contract, closing, legal notice, or transaction after you unsubscribe from marketing emails.

11. Privacy

Our collection and use of personal information are governed by our Privacy Policy, which is incorporated into these Terms by reference.

12. Intellectual Property

This provision does not override any venue, governing-law, dispute-resolution, or other provision contained in a separately signed real estate agreement.

If any provision of these Terms is found unenforceable, the remaining provisions will continue in effect to the fullest extent permitted by law.

21. No Waiver

Our failure to enforce a provision of these Terms does not waive our right to enforce that or another provision later.

They do not replace or modify a separately signed purchase agreement, sale agreement, financing agreement, or other transaction document.
